Do Crittall-style screens need Building Regulations approval?

A non-structural internal screen usually does not need Building Regulations approval itself, but the glass must be safety glass in critical locations, any structural opening needs approval, and in three-storey houses and flats glazing onto an escape route usually has to be fire-rated.

What are the safety glass rules?

Approved Document K requires safety glazing in critical locations: in and beside doors, and in low-level glazing near the floor. Every pane we supply is toughened or laminated safety glass to BS EN 12600, so this is covered as standard.

When does fire safety apply?

In a house with a floor more than 4.5m above ground, usually a two-storey house with a loft conversion, the stairway normally needs to be a protected escape route. Glazing and doors onto it must then be fire-resisting. Flats usually need fire-resisting doors onto the entrance hall. We confirm the requirement with you and your building control body before ordering.

What about removing a wall?

If the screen replaces a load-bearing wall, the structural work needs Building Regulations approval and a beam designed by an engineer. The screen is then fitted under the beam.

Do external doors and windows need approval?

Replacement external doors and windows must meet energy efficiency and safety requirements. They can be self-certified by an installer registered with a competent person scheme, or approved through building control.

Do I need planning permission?

Internal screens normally do not need planning permission. Listed buildings need listed building consent for internal changes, and conservation areas may control replacement windows.
